For Heather Dubrow, parting ways with her grand Beverly Hills mansion proved more emotionally taxing than fans might imagine.

The Real Housewives of Orange County star sold her 9,000-square-foot estate this spring for $16.5 million, well below the $25 million she initially hoped to fetch.

Despite the loss, Dubrow told Entertainment Tonight the experience was a moment of growth — one marked by gratitude and acceptance in a tough Los Angeles luxury market.

“It was a difficult time,” she said, reflecting on the sale. “But I’m grateful to move forward.”

The Story Behind the Sale

Dubrow and her husband, Terry Dubrow, originally purchased the 8.3-acre promontory property for $16 million, envisioning a sweeping rebuild that would transform it into an $85 million modern masterpiece.

However, mounting renovation challenges — including asbestos discovery, escalating costs, and an $8 million overrun — forced the couple to reconsider.

The process also collided with shifting family dynamics: their youngest son, Ace, would soon finish high school, while their other children had already relocated across the country.

“First, I thought of this as a failure because I couldn’t imagine not seeing the project through,” Dubrow admitted on The Real Housewives of Orange County.

“But the more I think about it, the more I realize how not viable it truly was for our family.”

A Mansion of Modern Elegance

The former home, located on Tower Grove Drive, was the picture of elegance and exclusivity.

Designed atop a private ridge, it featured panoramic city-to-ocean views, a grand entry hall with dual staircases, and a seamless indoor-outdoor layout framed by glass walls.

The property’s amenities included a champagne wall, screening theater, tennis court, and resort-style pool and spa, all set against meticulously landscaped gardens.

Before listing the property, Heather invested another $45,000 in renovations — new floors, fresh paint, and design touches — to prepare the estate for the market.

“It looks more presentable,” she said proudly on camera, joking with her agents Josh Altman and Josh Flagg from Million Dollar Listing Los Angeles.
